Our latest quarterly insights are now available and here is a snapshot of what has been happening in the North East in Q3.

Our Q3 2026 North East office market update is out.

A few things that stood out this quarter:

Take-up for the North East came in at just over 208,000 sq ft, broadly in line with Q3 last year.

The split has shifted, though. Out of town was busier (135,000 sq ft, up from 107,000 sq ft), while the city centre was slightly down at 73,000 sq ft.

Some notable deals: DWP taking 55,000 sq ft at Faber in Sunderland, a 44,000 sq ft letting at One Trinity Gardens, and Lichfields moving into 7,266 sq ft at Wellbar Central.

Grade A supply is now the tightest it’s been in years, with 2 Pilgrim Place (96,000 sq ft) the only significant scheme on site and not due to PC until 2027.

With that in mind, we’re expecting prime rents in Newcastle City Centre to push on to £35-£40 psf.

Full report below. Happy to talk it through with anyone weighing up a move or a renewal.
