The Brief

With their lease at St. Nicholas Building coming to an end, national planning and development consultants, Lichfields, were looking for new Grade A office space in Newcastle city centre. Parker Knights were retained to negotiate and facilitate the move, finding the most suitable options available and securing the most competitive commercial terms.

Lichfields’ key requirements were:

A strong EPC rating

Search and negotiation

Parker Knights assessed the available city centre options against Lichfields’ criteria and Wellbar Central emerged as the preferred choice. The Grade A office building, recently acquired by Motcomb Estates in 2023, sits in the heart of the city centre, within the Gallowgate area, a popular location with office occupiers.

Parker Knights secured the last remaining suite on the seventh floor, negotiating a competitive incentive package, security of tenure and car parking, which is in short supply in the city centre.

Delivery

Building surveyors Adept were retained by Lichfields to oversee the full fit out, with the works carried out by TSK and the Lichfields team moving into the new office at the end of 2026.

Outcome

Lichfields have relocated to a Grade A city centre office at Wellbar Central that meets their requirements for parking, amenities, transport links and energy performance, taking a 10 year lease on terms that provide security of tenure and a competitive incentive package.
