The Brief
After Hubexo sold ‘The Old Post Office’ building, in Newcastle city centre, Parker Knights were retained to negotiate and facilitate their relocation. Hubexo was seeking new regional headquarters accommodation that would support their long-term occupational strategy.
Key requirements included:
- A new or fully refurbished office building
- A workplace that felt welcoming and engaging for staff
- Access to strong amenities to support wellbeing and collaboration
- A location and environment that would encourage employees to return to the office
The client also wanted to ensure they secured the best possible commercial terms as part of their move away from owner occupation.
The Search & Negotiation
Parker Knights were instructed by the client to advise on the occupational strategy, identifying suitable options across the city centre, and negotiating on the client’s behalf to achieve the best commercial terms.
Following a detailed search and evaluation process and a subsequent shortlist, One Trinity Gardens was identified as the preferred option. This property met the client’s requirements in respect of quality, staff amenities, and long-term flexibility. Parker Knights successfully negotiated a 10 year lease on competitive terms and addressed items such as Security of Tenure, service charge cap, fixed rent review and a strong incentive package.
The Delivery
As part of the letting, the landlord undertook a 14,000 sq ft split of the fourth floor as part of the landlord’s works, creating an office suite tailored to the occupier’s needs.
Building Surveyors, Adept were retained by the client to oversee the fit-out, providing technical and project oversight throughout the delivery phase. Adept worked closely with the client, landlord, and project team to ensure the space was delivered to programme and in line with the agreed brief.
The building’s contemporary design, along with its strong occupier amenities and welcoming arrival experience, were key factors in supporting the client’s workplace objectives.
The Outcome
We successfully secured our client 14,000 sq ft at One Trinity Gardens on a 10 year lease, establishing a high-quality, future-proofed city centre base within the Praxis owned building.
Hubexo has recently moved into their new suite, and the completed fit-out delivers a modern workplace aligned with the occupier’s international profile and complements the company’s other offices within the group. The office provides an environment that supports staff wellbeing, collaboration, and long-term growth. The project represents a successful transition to a best-in-class office building.
