The Brief
durhamlane, a trusted outsourced B2b sales partner to global brands, co-owned and occupied Deltic House, an out-of-town office building at Silverlink. As the business and workforce continued to grow, the business needed a new headquarters, and wanted to move into Newcastle city centre to be closer to amenities for its team and visiting clients.
The challenge was to deliver both sides of the move at the same time: selling a co-owned freehold building while securing a new city centre home, so that the business could relocate seamlessly and without disruption.
Our Approach
Parker Knights acted for durhamlane on both the disposal of Deltic House and the search for new premises, allowing the two transactions to be planned and timed together.
The search focused on modern, flexible space in a central location that would work for the team and for clients visiting from across the UK and abroad. Generator Studios, a creative workspace in the heart of Newcastle, met that brief and Parker Knights secured the 4,377 sq ft suite on competitive terms.
Delivery
Absolute was retained to deliver the fit out of durhamlane’s new space at Generator Studios. The scope covered the open plan area and mezzanine, along with the meeting rooms, creating a modern workspace designed for collaboration and for welcoming visiting clients.
The Outcome
- Deltic House was sold to JCT600, with the deal completing in October 2026.
- durhamlane took 4,377 sq ft at Generator Studios on a five-year lease.
- The team moved into the new office at the beginning of October following fit out works completed by Absolute.
The move gives durhamlane a modern city centre base, close to amenities and ideal for their workforce and future plans for the business.
